Overview

What Is a DSCR Loan?

A DSCR loan — debt service coverage ratio loan — qualifies the borrower based on the rental income produced by the property rather than the borrower's personal income. The ratio is calculated by dividing the property's gross rental income by its total monthly debt obligations.

A DSCR of 1.0 means the property income covers debt exactly. Most DSCR programs prefer a ratio of 1.1 to 1.25 or higher, though some programs allow ratios below 1.0 depending on the overall loan structure. No tax returns, no pay stubs, no personal income verification required.

Who This Is For

  • Own rental properties with verifiable lease income
  • Have self-employed or complex income that is difficult to document
  • Have reached the maximum number of financed properties for conventional loans
  • Want to expand a rental portfolio without income documentation barriers
  • Are refinancing an existing rental property to access equity
  • Are acquiring a new rental in California with strong cash flow

Process

How DSCR Qualification Works

01

Property Income Review

The property's current lease income or market rent is verified. This figure is used to calculate the DSCR rather than the borrower's personal income.

02

Loan Structure and Terms

Troy Mire identifies the right DSCR program for the property type, LTV, and investment strategy. Terms align with the investor's hold period and cash flow goals.

03

Close Without Income Docs

DSCR loans do not require personal income verification, tax returns, or employer documentation. Closing is driven by property income, appraisal, and title.
